Frequently asked questions
Can a non-resident insure a mortgage in France?
Often yes, but not with every insurer or bank. We study your profile and look for a solution; acceptance depends on the insurer.
Why do so many insurers decline non-residents?
Many insurers and banks do not want to insure people who do not live in France. This is the sticking point we try to resolve.
My bank cannot insure me because I live abroad. What can I do?
We look for a contract accepted for a non-resident and present it to the bank, or we replace your current policy.
Can a US resident get borrower insurance for a French loan?
Often yes. We study each case, for example a second home or a rental investment.
What is delegation of insurance?
It is choosing an insurer other than the bank’s, with cover equivalent to what the bank requires.
What is substitution of insurance?
It is replacing the insurance of a loan that has already been signed with another contract offering equivalent cover.
Can I change my borrower insurance while living abroad?
Often yes, subject to the new insurer’s acceptance. Timing rules depend on your loan.
Can I do everything remotely?
Most steps can be done remotely: e-mail, phone, WhatsApp. We tell you what has to be signed.
Is borrower insurance compulsory in France?
No law generally requires it for a mortgage, but banks almost always do.
What cover does the bank require?
It depends on the bank and the loan: often death, PTIA, ITT and IPT. We read your loan offer.
What does PTIA mean?
Total and irreversible loss of autonomy.
What does ITT mean?
Temporary incapacity for work.
What does IPT mean?
Total permanent disability.
What does IPP mean?
Partial permanent disability, an optional cover depending on the contract.
Which documents do I need?
The loan offer, the current insurance contract if any, the amortization schedule, ID or passport, proof of address and bank details.
How much does borrower insurance cost for a non-resident?
It depends on age, health, amount, duration, quota share and cover. We do not give prices without a study.
Is outside insurance cheaper than the bank’s?
Not always. We compare equivalent cover, without promising savings.
My partner does not work. Can they be insured?
We can offer death, PTIA, ITT and IPT cover to a partner without professional activity, subject to acceptance.
Can each borrower be covered at 100%?
Yes, it is possible if you want both fully protected, subject to acceptance.
Can a resident and a non-resident borrow together?
Yes. Each borrower is insured individually; we study both profiles.
Can a SCI held from abroad be insured?
Insurance usually concerns each partner individually. We study each profile.
Do I have to visit your agency?
Not necessarily. Our agencies are in Cannes and Paris 18th, but we also advise remotely.
Do you speak English?
At the agency we speak French and English. The website is available in six languages.
Where is CSPM located?
Cannes agency: 4 rue Borniol; Paris 18th agency: 5 rue du Ruisseau.
What is the difference between an insurer and a broker?
The insurer bears the risk; the broker compares and distributes contracts and supports the steps.
Does CSPM work with several insurers?
Yes: some are direct partners, others are insurers you can find in our online comparator and at the agency.
What if my insurer refuses me?
A refusal is not always the last word. We review your file and look for another solution.
When should I cancel my old contract?
Only after the bank agrees to the new one, so that the loan stays insured.
Is the health questionnaire compulsory?
Not in every case: it can be waived under conditions for some individual loans.
Is the analysis free?
Yes, our analysis is free and without commitment.
